How managers are identified
- Building list. Apartment communities come from county appraisal district rolls (5+ units), plus HUD, USDA and TDHCA records.
- Manager evidence. Code reads each property's website footer, copyright line, "managed by" text, privacy-policy and tour-booking domains, and checks managers' own published property lists. Government housing records name the management agent directly.
- Confidence. Each match gets a confidence score. Clear cases are accepted automatically; ambiguous ones are reviewed. Each property page says how its manager was identified.
- HOAs. Texas law requires each HOA to file a management certificate naming its manager. Certificates are read with on-device text recognition and rules built for the certificate's fixed format; unclear ones are reviewed. The latest certificate per HOA wins.
- Hotels and restaurants. Owners come from Texas Comptroller permits. Related companies are grouped by taxpayer number, shared business mailing address and name.
Quality bar
A property page is indexed for search only when its name and address are confirmed and it has a manager (confidence 0.8 or higher), an ownership group or a unit or room count, plus at least four facts. Company pages need at least 3 properties and hubs at least 10 rows. Pages below the bar stay available but are marked noindex; the rows remain in the files.
Update schedule
- Hotel permits and HOA certificates: weekly comparison against the state files.
- Apartment managers: monthly re-check of property websites.
- Restaurant and multi-site locations: monthly, from new sales tax permits.
- Rankings: quarterly.
