WhoRunsWhat (the "Site") is operated by YSK Technologies LLC, 5828 W Jefferson Blvd, Fort Wayne, IN 46804 ("we", "us"). This policy covers two groups of people: visitors and customers of the Site, and people whose business information appears in our data. 1. Business information we compile and publish
The Site is a business-to-business directory of Texas apartment communities, homeowners' associations (HOAs), hotels and multi-location businesses, and the companies that own and manage them. Most of it is about businesses, not individuals. Some records include information that identifies a person in a professional role, such as a community manager's name and work email on an HOA management certificate, or a property office's phone number.
Categories:
- business and professional identifiers: name, job role, employer, business email, business phone and business address;
- property and business records: units, year built, ownership entity, permit and filing dates; and
- information from public records.
Sources:
- government records: county appraisal districts, the Texas Comptroller of Public Accounts, the Texas Real Estate Commission, the Texas Alcoholic Beverage Commission, HUD, USDA and the Texas Department of Housing and Community Affairs;
- publicly available websites of properties, management companies and brands;
- public business listings; and
- commercial providers of business contact information, for the work email, job title and professional profile of people in management, operations and ownership roles. These details appear only in purchased files, never on public pages.
What we don't publish:
- Owners who are individuals appear as "Individual owner", without name or address.
- Self-managed HOAs appear as "self-managed", without personal contacts.
- We don't publish home addresses of individuals.
- We don't collect sensitive personal information such as Social Security numbers, financial account data, health information or precise location of individuals.
How it's used and shared: we display it on the Site, with phone numbers and emails partly masked. We license it in data files and subscriptions to business customers, who agree to use it only to offer relevant products and services and to follow marketing laws (see our Data License). Licensing data to customers may count as a "sale" under some state privacy laws, and you can opt out (section 5).
2. Information we collect from visitors and customers
- Information you give us: your email (and name and company, if provided) when you request a sample, a quote or notifications, buy a file, subscribe, or send a privacy request.
- Purchases: what you bought, amounts and billing details. Payments are processed by Stripe, and we don't receive or store full card numbers.
- Technical information: basic server logs, such as IP address, browser user agent, pages requested and referring site, used for security and troubleshooting. We also count visits by people, search engines and AI assistants as daily totals per page and type of referring site (for example "Google"), without storing IP addresses, cookies or any other identifier.
- Cookies: we don't use advertising cookies or third-party analytics trackers. Strictly necessary cookies may be set by our payment processor during checkout.
We use this information to deliver files, alerts and subscriptions, provide support, send transactional messages and occasional updates you can unsubscribe from, prevent fraud, comply with law, and improve the Site. We don't sell visitors' or customers' information.
3. Service providers
We share information with providers that run the Site for us, under contracts limiting their use: Vercel (hosting), Supabase (database and file storage), Stripe (payments) and Resend (email delivery). We may also disclose information when required by law, to protect rights and safety, or as part of a merger or sale of our business.
4. Retention and security
We keep business records while they remain useful and update or remove them as public sources change. Customer records are kept as long as needed for orders, taxes and legal obligations. We keep a minimal suppression record of opt-out requests so we can keep honoring them. We use reasonable administrative and technical safeguards, but no system is perfectly secure.
5. Your choices: opt out, correct, delete
Anyone, in any state, can ask us to:
- Opt out of sale or sharing. Remove your contact details from the files we license, with the Do Not Sell or Share My Personal Information link.
- Delete or suppress your contact details, or ask us to review removing a listing, through the opt-out form.
- Correct inaccurate information.
- Know what personal information we have about you and where it came from.
How we handle requests:
- Phone and email suppressions usually take effect within an hour, on the Site and in every file built afterwards.
- We respond to other requests within 45 days. We may need to verify a request, for example by confirming control of the email or phone number involved.
- You may use an authorized agent.
- We won't discriminate against you for exercising these rights.
- We don't sell or share personal information about visitors to this site, so Global Privacy Control browser signals need no extra step. Removing your contact details from the business data we license is done with the opt-out form.
6. State privacy notices
Residents of California, Texas, Vermont, Oregon and other states with privacy laws may have the rights described in section 5 under those laws. California residents: in the past 12 months we have collected the categories in section 1 from the sources listed there, for the purposes described, and have sold business contact information to business customers. We have not knowingly sold or shared personal information of anyone under 16. Where the law requires us to register as a data broker, we do so and honor deletion requests made through official state mechanisms, including California's Delete Request and Opt-out Platform where applicable.
7. HOA data credit
HOA management information comes from management certificates published by the Texas Real Estate Commission (hoa.texas.gov). Each HOA page shows the date we copied it.
8. Children
The Site is for businesses and isn't directed to children under 16. We don't knowingly collect their information.
9. Changes
We will post changes here with a new date, and tell customers about material changes by email.
